Manual J Calculation for Colorado Home

I need a certified Manual J load calculation for a new single-family build and 1200 sqf ADU above shop in Chaffee County, Colorado. The house will fall in the 2000sq ft range and is being framed with high-efficiency insulation throughout. Because the county will not release the building permit without an ACCA-approved Manual J, the report must come straight from recognized HVAC software (WrightSoft, Elite RHVAC, Cool Calc, etc.) and be delivered in a ready-to-submit PDF.

The mechanical design calls for a combination system that uses a hot-water-tank boiler feeding in-floor radiant heat for the house and a boiler hot water tank combo for the ADU that will utilize floorboard heat registers. I’ll supply the architectural drawings, window schedules, orientation, elevation data, and any other specs you need as soon as we begin.

Acceptance criteria
• ACCA Manual J (8th Ed.) compliant report
• Clearly stated heating & cooling BTU requirements, CFM per room, and equipment sizing summary
• Software name and version noted on the output
• File delivered as a signed PDF that Chaffee County can archive with the permit set
