I'm an experienced Arizona real estate investor looking for a long-term partner, not a one-off gig. I need a detail-oriented virtual property manager to run day-to-day operations across my 33-unit portfolio, working under my direction. You'll own the tenant lifecycle from first inquiry to move-out, supported by documented SOPs, scripts, and notice templates.

THE PORTFOLIO
- 20 spaces at an RV park (long-term, with an onsite host)
- 10 spaces at a mobile home park (long-term, with an onsite host)
- 3 furnished mid-term units in central Phoenix

Onsite hosts greet residents, show units, and report issues. They don't handle money. You'll coordinate with them remotely.

HOURS & PAY
Part-time, approximately 8–15 hours/week. Workload varies with vacancies and turnovers, with a heavier first month during onboarding. $7–$9/hour depending on experience.

TIME ZONE
Arizona runs on MST year-round (UTC-7; no daylight saving time). I prefer candidates with significant overlap with Arizona business hours (8 AM–6 PM MST). Candidates further away are welcome to apply, but a structured 30-day paid trial with set overlap hours and daily check-ins is required before any long-term commitment.

WHAT YOU'LL HANDLE

Marketing & Leads
- Check and respond to inquiries every day across TurboTenant, Furnished Finder, Zillow, and Facebook (Marketplace and groups), within 2 hours during business hours
- Keep every listing current and keep improving it: pricing, availability, photos, descriptions
- Send a weekly marketing report: where each vacancy is listed, inquiries, showings, and applications

Screening & Leasing
- Screen applicants through TurboTenant: credit, criminal background, eviction history, and income/employment verification
- Apply my written rental criteria consistently and deliver a concise screening summary with your recommendation. I make the final decision.
- Prepare leases and collect deposits
- Make sure every resident has a current signed lease on file

Mid-Term Turnovers
- Manage booking calendars to minimize vacancy between stays
- Schedule and confirm cleaners between every stay
- Handle check-in and check-out: access instructions, welcome info, and post-stay inspections
- Track furnishings, linens, and supplies, and restock as needed

Rent & Monthly Reporting
- Check rent received against the bank from the 1st to the 5th, marking each unit paid, partial, or late
- Send late notices after each lease's grace period, using the templates on file
- Prepare a monthly rent roll and income/cost summary for each property by the 5th
- Handle monthly meter readings and utility billing at both parks

Maintenance
- Receive and triage maintenance requests, dispatch approved vendors, and track work to completion
- Record every repair cost against the correct property
- Escalate emergencies immediately and get my approval on repairs above an agreed dollar amount

Records & Property Reviews
- Keep resident and property files organized using our Drive filing system, with a complete file at every move-in and move-out (lease, ID, checklist, deposit record)
- Complete a quarterly review of each property with the onsite hosts and update its fact sheet

WHAT YOU'LL ESCALATE TO ME
Vacancies longer than 30 days, residents more than one month behind, repairs above the approval limit, and any decision on rent levels or evictions.

HOW SUCCESS IS MEASURED
- Occupancy and days vacant
- Rent collected vs. rent due
- Response time to new leads
- Repairs and turnovers completed on time
- Monthly reports delivered on schedule

WHAT I'M LOOKING FOR
- REQUIRED: Hands-on TurboTenant experience. Describe how you've used it (listings, screening, leases, rent, maintenance) in the first lines of your proposal. Proposals without TurboTenant experience won't be considered.
- Proven experience as a virtual property manager, leasing coordinator, or property management assistant
- Comfort with basic bookkeeping tasks: rent rolls, matching payments to bank records, tracking costs by property
- Excellent written and spoken English
- Working knowledge of Fair Housing rules and consistent, criteria-based screening
- Discretion with tenant data and screening reports
- Organized and process-driven, with the habit of following SOPs and documenting your work

Nice to have: Furnished Finder, Zillow Rental Manager, or Facebook Marketplace experience, and experience with furnished mid-term rentals or mobile home/RV parks.

WHAT YOU GET
- A stable, owner-operated portfolio with consistent work
- Documented SOPs, scripts, and notice templates from day one
- Platform logins and an organized Drive filing system
- A long-term role with room to grow into additional properties

HOW WE'LL START
Finalists will complete a short paid test task. The hire then begins with a trial period covering current inquiries, open applications, and upcoming turnovers, and moves into an ongoing role if we're a good fit.

TO APPLY
Start your proposal with the word "Saguaro" and answer:
1. How long have you used TurboTenant, and which features have you managed? What other rental platforms have you worked with?
2. Have you managed furnished mid-term rentals or RV/mobile home parks? Briefly describe your role.
3. How would you handle an applicant whose credit meets criteria but whose income verification is incomplete?
4. What time zone are you in, and when would you check inquiries each day?
