LOCAL CA Licensed Structural Engineer (SE/PE) for Complete Architectural & Structural Permit Set (San Clemente, CA) *** MUST BE LOCAL***
Project Overview:
We are seeking a Southern California-licensed Structural Engineer (PE or SE) to provide a complete, "WET STAMPED" end-to-end plan set—including both architectural and structural drawings—ready for both HOA architectural review and the City of San Clemente building permit.
We are looking for a practical, cost-effective design approach that simplifies permitting, minimizes unnecessary structural complexity, and gets us through plan check smoothly.
Detailed Scope of Work:
Full Plan Set (Architectural & Structural): Comprehensive drawings covering everything the City of San Clemente and the HOA require for final approval (site plans, layouts, details, and structural calculations).
Deck & Structure: Elevated deck sitting partly over an existing pool equipment structure, plus access stairs and framing. Please provide options/drawings for both Trex (lightweight framing) and concrete so we can compare costs.
Retaining Walls: Structural framing and calculations for hillside retaining walls and the front wall at the bottom of the slope, utilizing smart design methods to minimize project cost and streamline permit requirements.
Glass Railing Swaps: Engineering layout for replacing existing, permitted wrought iron/vinyl fencing with 1/2" clear tempered laminated Starphire low-iron glass (deck, slope edge, neighboring wall, and balcony). Standard guardrails for access stairs. Est. 200 Linear feet
Drainage Details: Sub-drain/gravel details behind retaining walls and weep holes/drainage for deck planters.
Permits & Approvals: Preparation and submission formatting for both the City building permit and the HOA review packet. Must include all subsequent plan-check revisions and corrections until final permit issuance and HOA approval.
Site Visit: At least (1-2) on-site visit during the initial phase to review existing conditions.
Deliverables & Contract Milestones:
Complete architectural and structural drawings with required engineering stamps, ready for submittal.
All plan-check revisions included in the flat fee until City permit issuance and HOA approval.
Final payment tied strictly to City Building Permit issuance.
Required Qualifications:
Must be local to be able to visit the site 1-2 times.
Active California Civil or Structural Engineering License (PE/SE).
Proven experience producing full architectural/structural plan sets for Southern California residential hillside/coastal properties.
Ability to turn around the initial plan set quickly (within 7-10 Days).
