Turn Sydney homeowners (35+) into website leads for AgentAlert (agentalert.com.au) with a tightly focused, Facebook-only Meta Leads campaign.

AgentAlert lets owners pick their property sale price and the commission they're happy to pay, then alerts a small number of relevant local agents (generally up to five) who contact the owner. Ads must send clicks straight to the form on our homepage. The conversion is a completed vendor form ("Alert local agents to my terms"), not a click or a page view.

WHAT HAS TO HAPPEN
- Audience: homeowners living in Greater Sydney, NSW, aged 35+, plus any interest or demographic signals you recommend.
- Placements: Facebook only. Manual placements, with Instagram, Audience Network and Messenger switched off.
- Objective: Leads, optimised for the website Lead event, so Meta chases completed forms, not reach, clicks or landing page views.
- Destination: our homepage form. The Meta pixel is already installed and fires Lead when an owner submits the vendor form. Agent sign-ups are tracked separately and must not be used for optimisation. Add the Conversions API with deduplication.

WHAT WE'VE ALREADY LEARNED (BUILD AROUND THIS)
- A Traffic campaign brought 218 visitors and 0 sign-ups. We pay for leads, not clicks.
- Instagram brought cheap, low-quality clicks, and Audience Network brought accidental ones. Both stay off.
- Our SMS / text-message style ad beat our poster and carousel ads by about 2x on cost per visit. Start from that style.
- Advantage+ creative enhancements (added music, filters, rewritten text) stay off.
- Our ads have run under Meta's Housing special ad category, which fixes age at 18-65+ and needs a radius of at least 15 miles (about 25 km). Tell us whether Housing is required for us in Australia, and if it is, how you'll reach owners 35+ through creative, copy and imagery instead of an age filter.
- One campaign at a time, so we're not bidding against ourselves.
- A Leads campaign starts slowly while Meta learns. No constant edits during the learning phase.
- Ad copy must not promise anything we can't guarantee (for example, buyers ready to make an offer). Our two messages: "Pick your property sale price" and "Let local agents come to you".
- UTM tags on every ad link, so the traffic doesn't show up as Direct in Google Analytics.
- The pixel can over-count. Our WordPress Vendors list is the true lead count, so report against it.

I WILL SUPPLY
Brand assets, our best-performing creative, the pixel ID, partner access to our Meta Business account, and any copy points you need.

FROM YOU I EXPECT
- The full campaign build: creative, copy, targeting and budget allocation (ad spend is currently about $40 a day, paid by us directly to Meta).
- Tracking: Conversions API with deduplication, tested so Lead only fires on a completed vendor form.
- Every ad previewed and approved by me before it's published. I add payment methods myself.
- A brief hand-over document: performance goals, key metrics (cost per vendor lead, click-to-lead rate, frequency) and how to scale once the first data arrives.

The work happens in our own Ads Manager through Meta Business Suite partner access, so the account, pixel and data stay with us. If you use any third-party tools, say so in your bid.

IN YOUR BID, PLEASE ANSWER
1. How will you reach Sydney homeowners 35+ if the Housing category applies?
2. A Facebook-only Leads campaign you've run, and its cost per lead.
3. How you'll set up the Conversions API on a WordPress site with a custom form.

Start your bid with the word SYDNEY so I know you've read this. Generic bids will be ignored.
