I’m ready to move forward with the ground-up construction of a single-family residence in New York and need an architect who already holds a current New York license. The scope begins at concept design and carries through to a permit-ready set that satisfies all state and local code requirements for residential new builds.
Here is what I expect:
• Schematic and design-development plans that turn my ideas into a coherent layout
• Full construction drawings (floor plans, elevations, sections, details) stamped for submission
• Coordination of any required structural or MEP inputs so the package is genuinely permit-ready
• Guidance through the filing process with the local building department, including responses to plan-check comments until approval
Experience with single-family homes in New York is important, especially familiarity with zoning nuances, energy code compliance, and DOB procedures. Additionally, the architect must ensure full compliance with the Town of Ramapo's codes, including electrical and plumbing requirements. Stamped plans must pass approval by the Town of Ramapo before payment is released. Connections or familiarity with Rockland County professionals for seamless stamping and approval will be highly valued.
