Land Underwriter & Dispositions Manager. Remote, full-time, 9am–5pm US Eastern. Long-term role with a veteran-owned US land company.

About Patriot Plots. Patriot Plots is a veteran-owned land investment company based in Pennsylvania. We buy rural land directly from owners and resell it, and we subdivide larger parcels into building lots. We have closed 57 deals since 2023 across 15+ states (Georgia, the Carolinas, Tennessee, Alabama, Virginia, New Hampshire, Vermont, Maine, New York and more). We are a small, remote, process-driven team with our own operations platform, and we are hiring the person who will own valuation and the deal-to-cash side of the business.

The role. You will value land and run every deal from signed contract to money in the bank. That means pulling sold comps and adjusting for frontage, utilities, topography and wetlands; setting our maximum offer and our asking price; screening subdivide candidates; and then driving due diligence, closing, listing and resale. You will be on the phone every day with US title companies, surveyors, perc and soil testers, septic designers, utility companies, county planning offices and real estate agents. Within 90 days you run this with the owner reviewing only large or unusual deals.

What you will do. Underwrite 15–30 parcels a week: sold comps, adjustments, a value, a maximum offer, and a one-paragraph reasoning the closer can use on the phone. Screen subdivide candidates against our checklist (zoning, minimum lot size, frontage, legal access, water and sewer, lot yield) and build a simple pro forma. Run due diligence and closing on every purchase: title, survey, perc test, utility availability, deed restrictions, HOA; keep every file moving every day. Price and list every property we own; coordinate agents, photos, drone, signs and listing sites; follow up with buyers; get buyer contracts to close. Build and manage our vendor bench by state: title companies, surveyors, perc testers, clearing contractors, septic designers, electricians. Own the weekly inventory report: every lot, days held, carrying cost, next action, and who it is waiting on. Log every valuation against the actual sale price so your accuracy is measured and improves.

Must have. Credentials: a degree in civil engineering, geodetic engineering or surveying, architecture, urban or land-use planning, real estate appraisal, environmental science, geology, or agriculture and land management; or 3+ years working in land development, appraisal or BPO work, title or conveyancing, a surveying office, or municipal planning. You already know the basics: perc test, plat, easement, road frontage, setback, septic permit, floodplain, minor vs. major subdivision. We will not teach these; if we explain something once, you have it. Clear, neutral spoken English: this is a phone job with US contractors and agents, a voice sample is required, and a heavy accent is a disqualifier with no exceptions. Comfortable with numbers and spreadsheets; you can show your math. Available 9:00am–5:00pm US Eastern, Monday to Friday, with fast internet and a backup for power and internet. Self-managed: you bring the decision and the reasoning, not the question.

Nice to have. BPO or appraisal support for US lenders or REO companies; US county GIS and assessor records. Subdivision or site-development experience. CRM experience (GoHighLevel or similar), Google Workspace, land data tools (Land Portal, LandID, Regrid).

Compensation and terms. Competitive pay for a credentialed professional, set by your credentials and your test results. Paid twice a month, plus a quarterly bonus tied to gross profit on resales, and paid time off after 90 days. Independent contractor. We discuss the specific figure with finalists; tell us your monthly expectation in your application. This is a long-term role; we want the person who runs this for years. Location: fully remote. Philippines, South Africa, Colombia, Mexico, Argentina, Brazil and elsewhere welcome, as long as you work Eastern hours.

Hiring process. 1) Written application in your Freelancer.com proposal (bid) (below), reviewed within 2 business days. 2) Shortlisted candidates get a paid ($100) 72-hour underwriting test on six of our real closed deals. 3) Two interviews: one with the owner, one live working session on a current file. 4) Offer. Target start date: December 1, 2026.

How to apply (read carefully; applications that skip a step are not reviewed). Apply with an Freelancer.com proposal (bid) whose first line is exactly: LAND UNDERWRITER — Your Name — Your Country. In the proposal, numbered 1 to 9: 1) City, country, and your confirmation that you can work 9am–5pm US Eastern. 2) Degree(s), field, school and year. 3) Relevant work experience in 3–6 lines (land, appraisal, title, survey, planning, engineering). 4) Voice sample: record yourself at vocaroo.com reading the script below and paste the link. 5) Attach your resume as a PDF and include your LinkedIn URL if you have one. 6) Answer the five questions below in your own words; keep each answer under 120 words; show your math where asked. 7) Monthly pay expectation in USD and your earliest start date. 8) Your internet speed (speedtest.net) and your backup if power or internet goes out. 9) Where you saw this post.

Voice script (read it naturally, about 45 seconds): "Hi, this is [your name] calling from Patriot Plots about the perc test on the Beaver Trail parcel in Abbeville County. We need the soil evaluation scheduled before the fifteenth, and I want to confirm the surveyor has the recorded easement on the plat. Can you also check whether the septic permit requires a conventional or an alternative system? The nearest power pole is about twelve hundred feet from the build site, so we are getting a quote from the utility this week. Thanks, I will follow up by email with the parcel number."

The five questions. 1) In three sentences: what is a perc test, who performs it, and what result would stop you from buying a lot meant for a home? 2) A 10-acre parcel touches a paved county road for 40 feet; the rest of the boundary is other people's land. The county's minimum lot width is 100 feet. What is the problem, and what would you check next? 3) The nearest power pole is 1,200 feet from the build site. How does that change what you would pay for the parcel, and what is the first call you make? 4) You are valuing a 5-acre parcel. Three sold comps from the last six months, all with similar road access and utilities: 4.2 acres sold for $38,000; 6.1 acres sold for $52,000; 5.5 acres sold for $41,000. What is your market value for the 5 acres, and what would you offer if the company needs to buy at 55% of value? Show the math. 5) In one paragraph: what is the difference between a minor and a major subdivision in a typical US county, and what are two things that usually push a split into "major"?

Patriot Plots is an equal opportunity employer. We hire on credentials, test results and communication, nothing else.
