Kerala House BOQ Preparation

I have completed the construction of a residential house in Kerala with a built-up area of approximately 1,500 sq.ft. and now require a **detailed, item-wise Bill of Quantities (BOQ)** covering the complete construction.

The BOQ must:

* Cover **all stages of construction**, from site preparation, earthwork and foundations through RCC structural works, masonry, roofing, waterproofing, flooring, doors and windows, electrical, plumbing, sanitary installations, painting, external works and final cleaning/handover.
* Reflect the **actual materials used at site**, including brick/block masonry, cement, sand, aggregate, concrete, reinforcement steel, tiles, wood, glass, aluminium/uPVC, plumbing materials, electrical materials, sanitaryware, paint and other applicable items.
* Record **brand names, material specifications, sizes, grades and quantities** wherever they are available from site records, purchase details, drawings, schedules or photographs.
* Include the **calculated number of bricks/blocks**, mortar consumption and other measurable material quantities wherever these can be reliably derived.
* List every measurable work item with:

* Use **market-realistic Kerala rates** for the relevant construction period and clearly distinguish between material cost and labour cost.
* Calculate the **total amount for every work item, section subtotal and final grand total**.
* Follow a **Kerala PWD-style BOQ format**, using CPWD-style measurement principles where appropriate, so that the document can also be used as a reference for future variations, contractor reconciliation and bank/property valuation.
* Clearly separate **actual measured quantities** from **estimated/provisional quantities** where exact information is not available.
* Include a **variation/additional-work section** so that future changes can be compared against the original BOQ.
* Maintain complete **traceability**: every quantity should, wherever possible, be linked to a dimension or measurement from the architectural/structural drawing, schedule, site measurement, purchase record or site photograph.
* If any required information is missing, **flag it before completing the final quantity take-off** rather than assuming a value without clearly identifying it as an assumption.
* Include a **BOQ assumptions and exclusions section** explaining anything that could not be verified from the available documents.

Accuracy and clarity are the priorities. **Do not invent missing quantities, brands or rates. Flag missing information early, identify assumptions clearly, and ensure that every measurable quantity is traceable to a drawing dimension, schedule, site measurement or supporting record wherever possible.
