Role: Interim Assistant Controller (Commercial Real Estate)
Compensation: Competitive Basic Salary
Work Schedule: 5-day work week, 12:00 a.m. 9:00 a.m. Philippine time
Target Start Date: October 12, 2026
Work Setup: WFH
Important Notes: 4 months initial assignment and may extend up to 6 months.
Responsibilities:
Monthly Reporting and Financial Review
Review property-level financials prepared by third party operators for accuracy, completeness, and proper coding before release
Deliver monthly operating reports (MORs) to capital partners on a fixed schedule, with due dates ranging from the 10th of the month through the 25th across six deals and four institutional partners
Prepare quarterly reporting packages on an accelerated 5th business day timeline for two of those deals
Provide GL coding guidance to third party operators on expense classification as questions arise
Place assets in service quarterly, calculate depreciation, and provide entries to third party operators for recording
Produce supporting schedules and maintain organized close support files and MOR archives
Distribute loan statements to the property management partner on the applicable deal
Capital Calls, Draws, and Treasury
Prepare capital calls as needed to fund construction draws and other operating expenses
Push down funding from the fund entity to JV accounts, and from JV accounts to property operating accounts
Route draw packages to third party operators for payment, track payment status, and chase down delays
Initiate ACH and wire transfers as needed
Distributions and Fees
Produce cash analyses supporting distribution decisions
Prepare distribution memos and supporting schedules
Issue distribution packages to third party operators for payment
Prepare quarterly incentive fee invoices as needed
Accounts Payable and Corporate Card
Route property expense invoices to the correct 3rd party operator for payment, with coding guidance as needed
Route corporate invoices to the outsourced bill pay provider
Route tax and insurance invoices to the lender for payment where applicable
Circulate monthly AMEX statements and QBO reports for payment; prepare the quarterly AMEX chargeback allocation to properties
Pay annual registered agent and entity maintenance fees (CT Corp, CSC, Vcorp)
Audit and Tax Support
Compile and coordinate audit support for four separate audits, including three property or JV level audits and the fund entity, working with third party operators and delivering to the external audit firm
Provide requested tax return support to the external tax firm
Prepare and transmit quarterly tax projection reporting for JV partners, including partner-specific projection packages
Investor, Lender, and Partner Reporting
Produce and distribute quarterly JV reporting
Produce and distribute quarterly lender reporting
Produce and distribute quarterly non-profit partner reporting
Tie-out sources and uses worksheets at the JV level on a quarterly basis
Administrative
Monitor incoming mail, scan and distribute to the appropriate parties
Coordinate physical delivery of checks for deposit as needed
Qualifications:
Bachelor's degree in Accounting or Finance. CPA, or the Philippine CPA equivalent, strongly preferred
Minimum 7 years of progressive accounting experience, including at least 4 years in commercial real estate. Experience gained supporting US-based real estate owners, operators, or funds is required
Demonstrated ownership of a monthly close cycle end to end, including review of work prepared by others rather than only preparing entries
Hands-on experience with joint venture and fund structures: capital calls, capital contributions and distributions, waterfall and promote mechanics at a working level, and push-down funding between fund, JV, and property entities
Experience reviewing property-level financials prepared by third party property managers, including the ability to spot miscoded expenses, missing accruals, and variances worth questioning
Working knowledge of fixed assets and CAPEX: placed-in-service determinations, depreciation schedules, and construction draw processes
Experience preparing or coordinating audit support packages for external auditors, and supporting external tax preparers with return workpapers and quarterly projections
Familiarity with lender reporting requirements and loan covenant or draw compliance reporting
Track record of meeting recurring, externally imposed deadlines across multiple entities simultaneously
Communication, Client Service, and Working Style:
Native or near-native written English. Correspondence goes directly to institutional investors, lenders, auditors, and property operators. Emails must be concise, correctly formatted, and free of errors
Proactive follow-up. A large share of the workload is chasing: draw payments that have not cleared, audit items outstanding with an operator, coding questions unanswered. The person in this seat must track open items and pursue them without being reminded
Comfortable directing people who do not report to them. Third party operators and outside firms must be guided, sequenced, and held to deadlines through influence rather than authority
Escalates early and accurately. Knows the difference between a problem to solve and a problem to raise, and raises it with a recommendation attached
Multitasking under fixed deadlines. Six reporting deadlines land between the 10th and the 25th of each month, overlapping with quarterly close, audit cycles, and ad hoc capital activity. The ability to sequence work and protect the deadlines is essential
Discretion. Handles partner-level financial information, distribution data, and compensation-adjacent detail; strict confidentiality is expected
Adaptable to a fast pace. Capital calls, draws, and wires arrive with short notice and must be turned around same day or next day
Preferred, Not Required:
Big 4 or large regional firm background, particularly in real estate assurance or tax
Prior experience supporting a US real estate sponsor from an offshore or shared services team
Experience with affordable housing, LIHTC, or public agency and non-profit partner reporting
Familiarity with Juniper Square or a comparable investor portal
Prior work in an interim or leave-coverage capacity, with a demonstrated ability to absorb a workload quickly and hand it back cleanly
