Houston Residential Concept Design and Consistent 3D Renders

We are seeking a freelance designer to develop residential concepts and realistic interior/exterior presentation packages for properties in Houston, Texas. AI-assisted workflows are welcome.

The new properties may or may not yet have finalized architectural plans. You will work from supplied lot information, project requirements, and visual references to develop a coherent concept suitable for discussions with builders.

This assignment covers concept design and visualization. Permit drawings, engineering, and construction documents are outside the scope.

For comparable proposals, please quote the following proposed package for one property. Final quantities and scope will be agreed before a contract:
- Concept floor plans for each proposed floor, with principal dimensions and approximate areas.
- Three realistic exterior views.
- Two realistic interior views.
- A presentation PDF combining the plans and images.
- Editable model and presentation files, including required transferable assets.
- Two consolidated revision rounds at agreed review stages.

Requirements:
- Residential concept design and architectural visualization experience.
- Consistent geometry across plans and all rendered views.
- Ability to work with feet-and-inches dimensions and supplied site constraints.
- Natural Houston vegetation and surroundings; do not invent neighboring houses.
- Clear communication and a structured approval process.

AI assistance is welcome, but images must remain consistent with the approved design and underlying 3D model. Explain your workflow and how you prevent AI enhancement from changing windows, roof geometry, or proportions.

Please include:
1. Three relevant portfolio examples, preferably showing floor plans and multiple views of the same house, and your role in producing them.
2. Your approach to developing a concept when no final plans exist.
3. Software used and the editable file formats and assets supplied.
4. A fixed-price proposal with a breakdown for concept design, modeling, rendering, and presentation.
5. Estimated delivery time, review stages, included revisions, assumptions, and exclusions.
6. Separate prices for additional views, design alternatives, extra revisions, and optional animation.
7. Any source-file, third-party asset, or commercial usage limitations.

We are comparing quality, scope, and price and intend to begin with one paid pilot project. Successful work may lead to additional assignments.

Suggested review sequence: concept plans, basic model and camera views, finished renders, presentation and source-file delivery. Layout changes after approval should be quoted before additional work begins.
