Full Loft & Extension Design

I’m undertaking a combined loft conversion and ground-floor extension and need both the architectural vision and the structural backbone delivered together. For each element I will require complete architectural design as well as structural engineering; if you personally cover only one discipline that’s fine—please indicate how you would collaborate with the complementary professional.
The home’s existing drawings, photos and initial measurements can be supplied on award. From there I’ll need concept sketches, planning-ready drawings, detailed structural calculations and construction-ready plans that satisfy local building-control standards. AutoCAD or Revit files plus PDFs are preferred so my builder can work straight from them.
Key deliverables
• Architectural drawings: concept, developed and detailed for loft and extension
• Structural package: load calculations, beam specs, connection details, and any steel/RSJ schedules
• One coordinated set suitable for planning submission and building regulations approval
• Two revision rounds after initial feedback
Completion will be signed off once the drawings are accepted by the council/building inspector and are fully cross-checked for clashes between architectural intent and structural reality.
Experienced freelancers or small teams with a proven record in residential lofts and extensions will be prioritised. Please share relevant samples and outline your typical turnaround time so we can get started swiftly.
