Florida Keys Permit-Ready Home Plans

I am preparing to build a new single-family residence in the Florida Keys and need a full set of plans that the Monroe County building department can approve without revision. The package must be truly permit-ready, covering the entire scope—architectural/structural, electrical, plumbing, HVAC, plus all environmental and coastal compliance items required for our region.

Scope of work
• Develop complete construction drawings and supporting calculations for a ground-up home.
• Integrate electrical, plumbing, and HVAC layouts that satisfy the latest Florida Building Code and Florida Energy Conservation Code.
• Address coastal, flood-zone, and environmental requirements specific to the Keys, including wind-borne debris, storm-surge elevations, and any DEP mandates.
• Coordinate disciplines so the sheets read cohesively and pass plan review the first time.

Required deliverables
1. Signed and sealed PDF plan set ready for upload to the county portal (DWG files optional but appreciated).
2. Structural calculations and HVAC load reports.
3. Any environmental or coastal compliance forms/notes that must accompany the submittal.
4. A brief revision allowance should the reviewer request clarifications.

I will supply the site survey, preliminary sketches, and any lot-specific data immediately upon award so you can get started. If you hold a Florida license for architecture or engineering, please highlight that along with recent Keys projects you have successfully permitted.
