Job Description
Overview
We are seeking a currently licensed US Certified Public Accountant (CPA) with extensive expertise in complex individual tax returns, real estate taxation, and active/passive loss rules to prepare and file our Federal individual income tax return (Form 1040).
We require a licensed professional who will review all supporting documentation, optimize our deductions and loss allocations, provide advice on tax positions, and officially sign the return as the Paid Preparer using an active PTIN.
Scope of Work & Return Complexity
The tax return involves the following components and tax schedules:
Form 1040 (Married Filing Jointly)
Real Estate & Rental Income (Schedule E):
Long-term rental properties
Short-term rental (STR / Airbnb) operations, including relevant expense categorization, depreciation, and short-term rental loss rules
Carry-forward losses
W-2 & 1099 Income Streams: Multiple earned income sources, 1099-MISC/NEC consulting/business income, and pension/IRA distributions
Itemized Deductions (Schedule A) & Charitable Contributions: State and local taxes, mortgage interest across multiple properties, and charitable tithes/donations
Tax Planning & Review: Reviewing prior-year returns, advising on depreciation strategies, and ensuring full compliance with current IRS regulations
Responsibilities
Review provided tax organizers, prior-year returns, 1099s, W-2s, and income/expense spreadsheets.
Calculate accurate depreciation schedules (including Section 179 / Bonus Depreciation considerations if applicable).
Identify all allowable real estate, self-employment, and personal tax deductions.
Draft the Form 1040 and all associated schedules for client review and approval.
Provide an active PTIN, sign as the Paid Preparer, and submit/e-file the finalized return directly to the IRS (or provide the e-file package for signature).
Incorporate AI tools for maximum efficiency and accuracy.
Mandatory Qualifications (Strict Screening)
Active US CPA License: Must hold an active license in good standing with a state Board of Accountancy (license number and state will be verified via CPAverify.org prior to contract award).
Active IRS PTIN: Must possess an active Preparer Tax Identification Number.
Real Estate Tax Expertise: Demonstrated experience handling multi-property Schedule E filings, short-term rentals (STRs), depreciation schedules, and passive activity loss limitations (Form 8582).
Data Security & Privacy: Must agree to sign a standard Non-Disclosure Agreement (NDA) and communicate/transfer documents via secure, encrypted channels.
Communication: Clear, responsive communication via text/chat or video call to clarify line items.
