## Church Conversion Project

### Project Overview

A suitably qualified and experienced Structural Engineer is required to undertake a **structural feasibility assessment** for the proposed conversion and refurbishment of an existing church building in the UK.

The existing building is **not listed** and is to be adapted to accommodate a new use. The project will involve alterations to the existing building fabric and internal arrangement, with the final proposals to be developed in coordination with the wider design team.

Due to the age and existing construction of the building, there may be limited information available regarding the original structural design, foundations and subsequent alterations. The purpose of the commission is therefore to establish the viability of the proposed works and identify any significant structural constraints or further investigations required at an early stage.

### Scope of Services

The Structural Engineer will be required to review the available existing information and undertake an initial site inspection to establish an understanding of the building's existing structural form and condition.

The feasibility assessment should consider, as applicable:

* Existing structural walls, masonry, floors and roof structures.
* Existing foundations and any apparent evidence of settlement or movement.
* The condition and apparent capacity of existing structural elements.
* Proposed alterations to the existing building and their structural implications.
* Formation of new openings and alterations to existing walls.
* Removal or modification of structural elements.
* Proposed new floors, mezzanines, stairs or other structural elements.
* Existing floor capacity in relation to the proposed use and occupancy.
* Additional loading associated with new building services, plant and equipment.
* Roof loading, including any proposed mechanical equipment or photovoltaic panels.
* Requirements for structural strengthening.
* Interfaces between new and existing construction.
* Potential temporary works requirements associated with structural alterations.
* The feasibility of any new foundations or structural elements required.
* Key construction and sequencing considerations.

The assessment should identify any areas where the existing construction cannot be adequately confirmed through the available information and recommend further investigation where necessary. This may include trial pits, opening-up works, roof or floor investigations, timber surveys, masonry investigations or other specialist surveys.

### Structural Approach

Where significant structural interventions are identified, the Structural Engineer should provide an **outline structural solution** and, where appropriate, consider alternative approaches.

The assessment should consider the technical feasibility, constructability, impact on the existing building, likely strengthening requirements and potential implications for project cost and programme.

The Structural Engineer should also coordinate with the wider design team to identify any structural requirements arising from the architectural proposals and proposed mechanical and electrical services.

### Deliverable

The primary deliverable will be a **Structural Engineering Feasibility Report** suitable for informing the developing design and wider project feasibility assessment.

The report should summarise:

* Existing structural form and condition.
* Structural feasibility of the proposed conversion.
* Key structural constraints and risks.
* Proposed structural interventions.
* Potential strengthening requirements.
* Foundation considerations.
* Further surveys or investigations required.
* Key recommendations for progressing the structural design.

The report should be supported by photographs, marked-up drawings and/or sketches where appropriate to clearly communicate the findings and proposed structural approach.

### Project Stage

The assessment is intended to support the project at **RIBA Stage 1/Stage 2** and should provide sufficient information to establish the structural viability of the proposed conversion and inform the subsequent design development.

Detailed structural calculations, construction drawings and detailed temporary works design are not required as part of this initial feasibility commission unless specifically agreed.

### Fee Proposal

The Structural Engineer is requested to provide a fee proposal based on the above scope, including the proposed number of site visits, deliverables, programme, assumptions and exclusions.

Relevant experience in **existing-building refurbishment, adaptive reuse, masonry construction and church or similar buildings** should also be included within the proposal.
