I’m ready to move forward with a full set of permit-ready drawings for a detached Accessory Dwelling Unit that will serve as a ADU on my property. Because the structure is completely separate from the main home—not an attached addition or a garage conversion— All drawing are ready as you see as PDF. I have no CADD file. I need architect, civil engineer or CADD person with knowledge of foundation, tiltle 24 and details to finalize these drawings and satisfies local building and zoning codes.

Here’s what I done: a compact, comfortable layout with one bedroom, a small bath, walkin closet and an open living-kitchen space, all optimized for privacy and natural light. I already have a rough site location in mind; you’ll confirm setbacks and utility connections and incorporate them into a clean site plan. I also need someone who already work on this type of project.

Deliverables
• Code-compliant site plan with setbacks, utility tie-ins, and parking
• Scaled floor plan, elevations, and roof plan
• Structural drawings and details stamped by a licensed professional (where required)
• Electrical, plumbing, and heating layout sheets sufficient for permit review
• Title-24 / energy calculations or equivalent compliance documentation
• A final PDF set with original CAD file and the original editable files (DWG or Revit preferred)

Acceptance Criteria
The drawing package must be deemed ready for submission by the local permitting authority, reflect any feedback received during one revision cycle, and include all supporting calculations.
