Site Plan Preparation

Scope of Work
Prepare a site plan for the above property using the materials I provide. Deliverable is both a PDF site plan drawing and the editable AutoCAD source file (.dwg format) with all labels, callouts, and notes as specified in my directions document.

1. AutoCAD survey file — Base drawing with property boundaries, existing structures, easements, and existing site features. This is your starting point.
2. Word document — Site Plan Prep Directions — Specifies the labels, callouts, notes, and edits to be applied to the base drawing.
3. Marked-up PDF site plan — Image showing the location of each numbered callout on the drawing. Use this in combination with the Word document to identify where each label goes. Note, please keep all black/white, color markups on site plan was only used to help better identify various property notes.
4. Historical aerials — Reference images for context on existing site conditions.
Deliverable
For each phase of work, deliver both:
● PDF site plan of the property with all labels, callouts, boundary lines, and notes applied per the Site Plan Prep Directions document.
● Editable AutoCAD source file (.dwg format) reflecting the same content as the PDF, so the drawing can be edited or updated in the future. AutoCAD file must be in .DWG format, version 2016 or newer, per El Paso County EDARP submission requirements.
Both files must be delivered at the completion of each phase.
Process and Payment Schedule
The work will be completed in three phases. Payment will be made at the end of each phase upon acceptance of the deliverables (PDF + AutoCAD file).
Phase 1 — Initial Site Plan
Prepare the first draft of the site plan using the AutoCAD survey, the Site Plan Prep Directions document, the marked-up PDF, and the historical aerials. I will review the initial site plan and provide revision comments. Deliver the PDF and AutoCAD source file for review. Payment release for phase 1.
Phase 2 — Owner Revisions
After revisions are complete, I will conduct an on-site walkthrough to verify nothing is missing or misrepresented on the drawing. Any additional revisions identified during the walkthrough will also be incorporated in this phase. Deliver the updated PDF and AutoCAD source file. Payment release for phase 2.
Phase 3 — County Feedback Revisions
Once the plan is finalized on our end, it will be submitted to the PCDPCD. PCD review typically takes several weeks. After PCD provides feedback, I will forward their comments and any required revisions for you to incorporate. Deliver the final PDF and AutoCAD source file. There may be a few revisions here that go back and fourth.
Timing Notes

Ownership of Deliverables
All deliverables (PDF and AutoCAD files) are the property of the client upon delivery and payment. Freelancer retains no rights to reproduce, distribute, or reuse the deliverables.
