I am preparing to build a single-family farmhouse of no more than 1600 sq ft and I need a complete, permit-ready drawing package. The set must satisfy my local residential building code requirements and be laid out so a contractor can take it straight to site without guesswork.

Scope of work - Similar to attached file
• Architectural drawings: site plan, dimensioned floor plans, roof plan, exterior elevations, building sections and all relevant details reflecting the selected farmhouse style.
• Engineering coordination: foundation, framing and any structural notes that the authority having jurisdiction will expect.
* Layouts: electrical, plumbing and HVAC
• Schedules: doors, windows, finishes, fixtures and appliance specifications.
• Comprehensive material take-off: quantities, grades and key product notes for timber, roofing, cladding, insulation, hardware and finishes so I can request apples-to-apples bids.
• File formats: PDF sheets ready for printing at 24"×36" plus the native CAD/Revit files for future edits.
• Code compliance statement: a short cover sheet or legend citing the editions of the building, energy and fire codes referenced.

Must be energy-efficient with lots of light and storage. Dimensions no more than 60' width, depth flexible.
Foundations - variances for concrete block and slab on grade

I will supply site survey, zoning data and any style reference images once we start. Tell me which software you prefer—AutoCAD, Revit or another BIM tool—and your typical turnaround for a first draft. Accuracy, clarity and adherence to code are the priorities; eye-catching farmhouse character comes next.
