Quantity Surveying & Cost Estimation for Conversion, Extension & Refurbishment
Project Location: 178-180 Edgware Road, London
Project Scope: Internal refurbishment, multi-flat conversion, and structural vertical extension (addition of new floors).
Project Overview & Objectives We are seeking a qualified freelance Quantity Estimator / Quantity Surveyor to produce a detailed, itemised Cost Estimate and Schedule of Works for a major residential/mixed-use redevelopment project in Central London.
The development involves the internal reconfiguration and high-specification fit-out of the existing structure, alongside a vertical extension adding additional floors to maximize site density.
Key Scope Elements Structural & Vertical Extension: Construction of new additional floors, structural steelwork, floor-slab extensions, framing, and external envelope works.
Internal Reconfiguration & Partitions: Complete layout overhaul including studwork, insulation, acoustic fire boarding, and ceiling grids.
Full M&E Sub-Contract Packages: Distribution boards, rewiring, lighting, heating, FCUs, fire dampers, ducting, and public health installations.
Fit-Out & Joinery: High-spec installation of kitchens, bathrooms, fire doors, skirting, and tailored storage solutions.
Finishes & External Works: Wall/floor tiling, premium LVT/screed flooring, complete internal decoration, and secondary glazing.
Preliminaries & Logistics: Comprehensive site setup, welfare facilities, waste management/skips, and urban site logistics (ULEZ/parking coordination).
Required Freelancer Deliverables 1. to fill in the costs of the Full Bill of Quantities (BoQ) 2. Schedule of Works: Comprehensive breakdown of labour, materials, plant, and sub-contractor packages based on provided drawings and spec sheets already listed in the Pricing document .
Cost Breakdown Structure: Itemised unit rates for strip-out, structural build, fit-out, M&E, and finishes as per the Pricing document
Preliminaries & Contingencies Analysis: Inclusion of contractor overheads, margins, prelims, and provisional sums.
Working conditions are challenging due to the central city location making deliveries and waste removal difficult. We require experienced engineers or Quantity Surveyors—not AI-generated estimates—as we already have an AI-based cost idea.
