Project Description

Design of a residential corner building based on the following requirements:

The plot is a corner lot.
The design dimensions, after deducting all required setbacks, are: 23.5 × 25.5 meters.

Building Layout
Ground Floor:
Dedicated entirely to parking spaces.
First, Second & Third Floors:
All three floors shall have the same layout and design.
Each floor shall consist of 3 apartments.
Fourth Floor:
The floor shall consist of 2 apartments.
Common Building Requirements
The building shall include:
One elevator
One regular staircase
One emergency/fire staircase

Apartment Requirements – First to Third Floors
Each apartment shall include:
2 Master Bedrooms, each with its own private bathroom.
2 Regular Bedrooms
Storage Room
Laundry Room
Living and dining areas
Kitchen
Additional bathrooms as required by the layout and applicable building regulations.

The layout should prioritize functional space planning, privacy, natural lighting, ventilation, and efficient circulation.
Apartment Requirements – Fourth Floor
Each of the two apartments shall include:
1 Master Bedroom with a private bathroom.
2 Regular Bedrooms
Storage Room
Laundry Room
Living and dining areas
Kitchen
Additional bathrooms as required by the layout and applicable building regulations.

Design Objective
The overall design should be modern, elegant, practical, and investment-oriented, while maximizing the efficiency and usability of the available built-up area.

I only require a conceptual sketch/layout showing the proposed distribution of apartments, rooms, spaces, circulation, stairs, elevator, and parking areas.
The scope is limited to the initial layout only and does not include detailed architectural drawings, structural or engineering plans, MEP drawings, construction drawings, or façade/exterior design.
