Architectural Drafter / Technologist – Complete Residential Permit Drawing Package
We are looking for an experienced Architectural Drafter or Architectural Technologist to assist in completing an architectural drawing package for a residential project in North Vancouver, British Columbia, Canada.
The project is a new four-unit ground-oriented residential development consisting of two duplex buildings. The architectural package is already substantially developed, and the project has been coordinated with the structural, mechanical, electrical, civil, landscape and other consultants.
This is not a project to design from scratch. The design, floor plans, elevations and general building configuration are already established. We need someone capable of reviewing the existing CAD package, understanding the project quickly, and completing the remaining architectural construction/permit documentation.
The development contains four dwelling units and approximately 546 m² (5,877 sq. ft.) of total building area. 260313 Data Sheet .pdf
Scope of Work
The selected freelancer will assist with:
1. Door and Window Schedule
* Complete door schedule.
* Complete window schedule.
* Coordinate types, sizes, operation, references and tags with plans and elevations.
2. Building Cross Sections
* Complete Sections B and C.
* One section representing each of the two principal dwelling/building types.
* Coordinate floor levels, roof construction, foundations, assemblies and structural information.
3. Stair Details
* Prepare detailed drawings for three different stair conditions: Stair A, Stair B and Stair C.
* Show rise/run, tread, nosing, headroom and relevant construction information.
* Coordinate stairs with architectural and structural drawings.
4. Handrail, Guardrail and Balcony Details
* Typical handrail details.
* Guardrail details.
* Connections/attachment conditions.
* Balcony construction and edge details.
* Coordinate with applicable architectural and structural conditions.
5. Wall Assemblies
* Develop/complete the required exterior and interior wall assemblies.
* Coordinate insulation, air/vapour control layers, rainscreen, cladding, sheathing, framing, gypsum board and required fire-rated assemblies.
* Replace/update the preliminary wall assemblies currently referenced throughout the architectural drawings.
6. Wall Sections
* Prepare the required architectural wall sections.
* Include foundation-to-wall, floor-to-wall, window, soffit/eave and roof conditions as applicable.
* Incorporate relevant structural and building-envelope information.
7. Structural Coordination
* Review the provided structural drawing package.
* Incorporate relevant structural information into architectural plans, sections and details.
* Coordinate foundations, floor construction, roof construction, beams, posts, headers and other structural elements where they affect the architectural drawings.
* The structural design itself is already completed and is not part of this scope.
8. Dimensioning
* Complete dimensions throughout the architectural package.
* Review plans, sections and elevations for missing dimensions.
* Maintain a clear and consistent architectural dimensioning hierarchy.
9. Final Drawing Package Review
* Review the complete architectural set for:
* drawing coordination;
* missing information;
* drawing references;
* section/detail callouts;
* door/window tags;
* dimensions;
* levels and elevations;
* drawing titles and numbering;
* graphic consistency; and
* general permit-set completeness.

The successful freelancer will receive:
* Existing architectural CAD package
* Architectural PDF set
* Structural drawings
* Mechanical drawings
* Electrical drawings
* Civil information
* Landscape information
* Survey
* Applicable consultant information
* City requirements/checklists and other relevant project documentation
The package is already well developed and should be relatively straightforward for someone experienced with Canadian residential construction documentation.
Required Experience
We are particularly interested in someone with:
* Strong AutoCAD drafting skills
* Residential architectural construction-document experience
* Wood-frame residential construction experience
* Experience producing permit/construction drawing packages
* Ability to read and coordinate structural drawings
* Experience with architectural sections and construction details
* Good understanding of wall, floor and roof assemblies
* Strong dimensioning and drawing-organization skills
Experience with the BC Building Code, Part 9 construction, and British Columbia residential projects is strongly preferred.
Deliverables
Final deliverables shall include:
* Updated DWG files
* Complete coordinated architectural PDF drawing set
* All new details, sections, schedules and assemblies incorporated into the existing architectural package
* Clean, organized CAD files using the existing project standards, layers, blocks, text styles, dimension styles and sheet organization
