Project description
I am renovating and extending a single-family residential house in Condrieu, near Lyon, France.
The project represents approximately 130 m² of residential floor area, distributed over several levels. The house includes a living/dining room, kitchen, utility room, several bedrooms, office/bedroom, dressing room, bathrooms and toilets.
The architectural design is already completed. I have complete existing and proposed architectural drawings at 1:50 scale, floor plans, elevations and sections. The building permit documentation is also completed.
The masonry/structural contractor has already been selected. Structural and masonry design are therefore NOT part of this assignment.
I am now looking for ONE experienced building / architectural / MEP designer or engineer capable of designing the COMPLETE second-fix / interior technical package.
IMPORTANT: I am not looking simply for a CAD draftsman who will draw solutions that I have already designed.
I need someone who can study the architectural plans, propose appropriate technical solutions and produce a complete construction/execution package.

1. Drywall / plasterboard / partitions / insulation
The designer must define:
- all internal partitions;
- wall linings;
- plasterboard/drywall types;
- board thicknesses;
- moisture-resistant boards in bathrooms/wet areas;
- acoustic solutions where appropriate;
- metal studs and rails;
- thermal and acoustic insulation;
- suspended/false ceilings;
- ceiling heights where required;
- technical shafts;
- access panels;
- integration of electrical, plumbing and ventilation services inside walls and ceilings.
I expect the designer to define the appropriate wall/ceiling construction, not simply draw partition lines.

2. Complete electrical design – French standards
A complete electrical installation must be designed, including:
- exact location of every electrical socket/outlet;
- switches;
- two-way switches where appropriate;
- dimmers where appropriate;
- dedicated electrical outlets;
- kitchen appliance supplies;
- washing machine/dryer;
- bathroom electrical equipment;
- RJ45/data outlets;
- TV/data requirements if applicable;
- electric shutters / external blinds;
- HVAC and ventilation electrical supplies;
- exterior electrical points;
- electrical panel;
- circuit allocation;
- cable sizes;
- conduits;
- circuit breakers;
- protections;
- single-line electrical diagram.
The electrical design must follow applicable French standards, particularly NF C 15-100.

3. Lighting design
I also require the designer to propose the lighting layout, not simply draw lighting points selected by me.
This includes:
- recessed spotlights;
- ceiling lights;
- pendant lights;
- wall lights;
- bathroom lighting;
- kitchen lighting;
- circulation/staircase lighting;
- exterior lighting;
- switch locations;
- two-way switching;
- dimmers where appropriate.
The objective is a practical and comfortable residential lighting design, without unnecessary complexity.

4. Complete plumbing design
The plumbing installation must include:
- cold water (EF);
- domestic hot water (ECS);
- hot/cold water distribution;
- manifolds where appropriate;
- pipe diameters;
- complete pipe routing;
- sanitary fixture connections;
- showers;
- washbasins;
- toilets;
- kitchen;
- dishwasher;
- washing machine;
- hot-water production connections;
- wastewater (EU);
- soil/waste pipes (EV);
- drainage diameters;
- drainage routing and required slopes where relevant.

5. Ventilation / VMC / HVAC
The designer must define:
- mechanical ventilation / VMC;
- extraction points;
- air inlets where required;
- duct sizes;
- duct routing;
- ventilation unit location;
- heating requirements and locations where applicable;
- air-conditioning locations if applicable;
- electrical supplies;
- condensate drainage;
- technical passages.

6. Coordination between all trades
This is an important part of the assignment.
The designer must coordinate:
drywall + insulation + electrical + lighting + plumbing + drainage + ventilation + HVAC.
The objective is to ensure that all services can actually pass through the proposed wall linings, partitions, technical shafts and suspended ceilings.
Necessary openings, service routes, shafts and reservations must be identified before construction.

7. Quantity take-off / Bill of Materials
I intend to purchase a significant part of the materials directly.
I therefore require a detailed quantity take-off / Bill of Materials (BOM) for the main items, including where possible:
- plasterboard sheets by type;
- metal studs and rails;
- insulation;
- suspended ceiling materials;
- electrical cables;
- conduits;
- sockets;
- switches;
- electrical panel components and protections;
- plumbing pipes;
- manifolds;
- fittings;
- drainage pipes and fittings;
- ventilation ducts and components;
- other significant technical materials.
Exact commercial brands are not necessarily required for every item, but the technical specifications, dimensions and quantities should be sufficiently detailed for purchasing.

Required deliverables
I expect the final package to include:
- complete second-fix execution drawings;
- drywall / partition / lining / ceiling plans;
- electrical layout plans;
- lighting plans;
- electrical circuit plans;
- electrical single-line diagram;
- electrical panel schedule;
- plumbing water distribution plans;
- drainage plans;
- ventilation/VMC plans;
- HVAC plans where applicable;
- coordination / service routing drawings where necessary;
- technical details where necessary;
- quantity take-off / Bill of Materials;
- final drawings in PDF;
- editable DWG/DXF files, preferably.
The final documentation must be detailed enough to be given directly to the contractors so that they can execute the work without having to redesign the installation themselves.

Existing documentation
I will provide the selected freelancer with:
- existing architectural plans;
- proposed architectural plans;
- floor plans at 1:50;
- elevations;
- sections;
- building permit documentation;
- other available architectural information.
The project can be carried out mainly remotely.
The house is located in Condrieu (69420), near Lyon, France.

Technical approach
This is a private residential renovation, not a large commercial building.
I am looking for solutions that are:
- technically correct;
- compliant with applicable French standards;
- simple;
- reliable;
- practical to install;
- cost-effective.
I do not want unnecessarily complex or expensive engineering solutions.

Before bidding
Please bid only if you can handle the complete scope, particularly:
DRYWALL / INSULATION + ELECTRICAL + LIGHTING + PLUMBING + VENTILATION/HVAC + COORDINATION + QUANTITIES.
Please confirm in your proposal:
1. That you can personally handle the complete scope of work.
2. Your experience with similar residential renovation projects.
3. Your experience with French construction standards, especially NF C 15-100 and French building practices.
4. Examples of similar execution drawings you have previously produced.
5. Your proposed fixed price for the complete project.
6. Your estimated delivery time.
7. Number of revisions included.
8. Software used.
9. Exact list of deliverables included in your price.
Please do not bid only for the electrical or MEP portion. I am specifically looking for one person or one small team capable of delivering the entire second-fix execution package.
