I need a detailed quantity take-off and a well-structured Bill of Quantities for an upcoming commercial build. You’ll work from the drawings and specifications I provide, measuring every trade precisely and summarising the results in Excel.

I’m comfortable with either my own template or a clear, professional layout you recommend, as long as it keeps items logically grouped and easy to trace back to the plans. Accuracy is paramount: every line item must reference the correct drawing, sheet, and spec section so I can cross-check quickly.

Deliverables
• Complete Excel file with separate sheets for measured quantities and the final BOQ
• All cells fully calculated—no hidden links or protected formulas
• Notes column flagging any assumptions or RFIs needed for missing info

Acceptance Criteria
1. Totals reconcile with a spot-check of at least three major trades.
2. Units, descriptions, and cost codes follow standard commercial conventions.
3. File opens error-free in Excel 2019 and later.
