The building department just returned the first set of red-line comments for my ongoing addition and remodeling project. Most of their notes hit two areas: structural items—roof—and related architectural design adjustments.
I need a professional who can prepare a clear, code-based response package that satisfies the plan checker so we can keep the permit process moving.
Scope of work
• Review the city’s marked-up plans and comment list (PDF + CAD files provided).
• Resolve every structural comment, supplying updated calculations, details, and notes for the load-bearing walls.
• Tackle the requested architectural design adjustments, updating drawings where needed while preserving the intended layout and aesthetics.
• Compile a concise written narrative that references each comment, explains the fix, and points to the revised sheet or detail.
• Deliver a clean set of clouded drawings (DWG + PDF) and the response letter ready for immediate resubmittal.
Acceptance
The resubmittal should address every numbered comment, follow the current CBC/CRC, and be stamped and signed if you hold the appropriate license.
