Chief Architect Draftsperson Needed for Ongoing Residential ADU + Addition Projects

I run a residential design business in Massachusetts focused on custom ADUs and home additions. I am looking for an experienced Chief Architect drafter/designer who can become a reliable, ongoing production partner as project volume grows.

How the workflow works

I handle the homeowner relationship, site visit, measurements, and overall design direction.

For each project, I will provide:

* Field measurements and site information
* Existing-condition information
* My proposed floor plan/layout
* Design direction and reference images as needed
* Project-specific notes and markups

Your role is to take my design and develop it into a clean, coordinated Chief Architect model and complete drawing set.

This is primarily a production drafting role, not a client-facing design role. I retain final design direction and review the drawing set before delivery.

Typical project scope

Projects will primarily include:

* Detached and attached ADUs
* In-law suites
* Basement, attic, and above-garage conversions
* Residential additions

Typical deliverables

Chief Architect files

* Editable .plan file
* Editable .layout file
* Model organized cleanly for future revisions

24 × 36 drawing set, typically including:

* Cover sheet and project information
* Existing conditions plans as needed
* Proposed dimensioned floor plans
* Roof plan when applicable
* Exterior elevations
* Building sections
* Wall sections/details where needed
* Door and window schedules
* Notes, dimensions, labels, and callouts
* Relevant typical construction details
* Survey/site information incorporated into the set when provided

Not every project will require every sheet. The goal is a clear, professional drawing set appropriate for permitting and contractor pricing without unnecessary documentation.

What I need from you

You should:

* Be highly proficient in Chief Architect
* Have experience producing residential permit/construction drawing sets (in Massachusetts is an extra bonus!)
* Understand wood-frame residential construction
* Be comfortable working from field measurements, sketches, markups, surveys, and reference images
* Produce accurate, well-organized models with consistent dimensions, annotations, line weights, and sheet standards
* Be comfortable receiving detailed redlines and making revisions
* Communicate clearly and meet agreed-upon deadlines

Experience with Massachusetts residential projects and 780 CMR is a major plus.

Structural engineering, when required, will be handled separately. You will not be expected to provide an engineering stamp or act as the permit applicant.

Ongoing relationship

I am not looking for a one-time drawing set. I am building a repeatable workflow and would like to find one freelancer I can work with consistently as project volume increases.

For the standard workflow, I am targeting approximately $600 per project for drawing production, with scope and fee adjusted for projects that are significantly larger or more complex.
