BIM Production for Hospitality Project Pilot

PAID PILOT — LEADS TO A MUCH LARGER PACKAGE

We are a main contractor delivering a hospitality project in the Middle East.
We are selecting a long-term BIM production partner and are running a paid
pilot before award. This posting is the pilot only. The full package that
follows covers a complete building across all disciplines and runs for over
12 months.

We will pay for this pilot at a fair fixed price. We are not looking for the
cheapest bid. We are looking for the team we will work with for the next
three years.

SCOPE OF THE PILOT
--------------------------------------------------------------------
Two zones only:

Zone A — one typical guestroom floor (approx. 900 m2), including corridor
and services riser.
Zone B — one congested plant room OR one congested corridor node.

All disciplines: Architectural, Structural, Mechanical (HVAC), Electrical,
Plumbing & Drainage, Fire Protection, and Low Current (ELV).

We will supply DWG and PDF base drawings for both zones on award.

DELIVERABLES

1. Federated Revit model, discipline-separated, authored to LOD 400.
Delivered as native .rvt files plus IFC 4 and a Navisworks .nwd.

2. Clash detection report from Navisworks, with a resolution log showing
each clash, the proposed fix, and closure status. Where a clash needs
a design decision, present at least two options — do not decide alone.

3. Composite coordination drawings at 1:50 for both zones, with dimensions
and levels taken from finished floor level.

4. One ceiling void section per zone confirming the achieved finished
ceiling height, with the clear dimension called out.

5. Shop drawings:
- Guestroom set: plan, reflected ceiling plan, elevations, wet area
with falls and waterproofing, tiling setting-out.
- MEP layouts for both zones with sections at congested points.
- ELV device layout and containment for Zone A.
- Builders-work openings and sleeve drawing for Zone A.

6. Model health check report: warnings count, purged unused, no in-place
families, no unplaced rooms, correct shared coordinates.

7. A short written list of every assumption you made and every question
you would have raised as an RFI.

STANDARDS

- ISO 19650 naming, status codes and revision control.
- LOD per the BIM Forum Level of Development Specification.
- Clash tolerance: zero hard clashes between hard-bodied elements.
Soft clashes reported, not silently resolved.
- Revit version: state the version you will use in your bid.
- All drawings in English. Metric units only.

- A short BIM Execution Plan extract with naming and coordinate system.
- A named point of contact available daily.

INTELLECTUAL PROPERTY AND CONFIDENTIALITY

- All models, drawings, families and data become our property on payment.
- You may not reuse, publish or portfolio any part of this work.
- No project data on personal devices, consumer cloud accounts, or used
in any AI or machine learning training.
- A signed NDA is required before base drawings are released.

ANSWER THESE FIVE QUESTIONS IN YOUR BID

Bids that do not answer all five will not be read. Do not send a template
proposal — we can tell, and we will not reply.

Q1. What is your registered legal entity name, in which country is it
registered, and in which physical office will this work actually be
produced? If any part is subcontracted, say so now.

Q2. How many Revit staff do you employ in-house, by discipline? Employed
or subcontracted — be specific.

Q3. What is the largest hotel, high-rise or mixed-use project you have
delivered, in square metres, and what exactly was your role on it?
Name the client if you are permitted to.

Q4. Attach ONE sample: a composite MEP coordination drawing at 1:50 of a
congested area from a real completed project, plus one Navisworks
clash report extract. Redact client details if needed. Renderings,
brochures and stock images will be ignored.

Q5. Reading the scope above — what is unclear, what is missing, and what
would you need from us before you could start? This is the question
we care about most.

HOW WE WILL AWARD
--------------------------------------------------------------------
We will shortlist three bidders, hold a 30-minute video call with each,
and award to one. Shortlisted bidders will be asked for a native .rvt file
of any single completed floor from a past project for a model audit. A
stripped or dummy model ends the conversation.
