Bankable Wedding Venue Report

I’m preparing to approach my lender for finance on a brand-new marriage hall and lawns business and I require a full, bank-ready project report. The concept is a large-capacity venue designed to host more than 800 guests. Planned facilities include an air-conditioned banquet hall, extensive outdoor lawns with adequate parking, plus a well-equipped kitchen, bridal suites and a small block of guest rooms.

The report must guide the bank clearly from concept to cash flow. I will need:

• Executive summary that quickly frames the opportunity
• Location & market analysis showing demand for a high-capacity marriage venue in our region
• Detailed architectural layout and land utilisation plan covering the hall, lawns, parking, kitchen and accommodation wings
• Itemised capital cost sheet (land, civil works, interiors, HVAC, kitchen equipment, furnishings, landscaping, contingencies) with GST and margin calculations
• 5- to 10-year revenue model covering multiple income streams (hall hire, lawn hire, room rentals, catering packages, ancillary services) with seasonal fluctuations factored in
• Break-even, DSCR, NPV, IRR and sensitivity analysis, all in unlocked Excel workbooks so the banker can adjust assumptions
• Risk analysis with mitigation strategies (regulatory approvals, competition, event seasonality, force majeure)
• Project implementation schedule with milestone-linked fund requirements
• Statutory compliance checklist (town planning, fire safety, FSSAI, pollution control, labour laws)

Please format the final report in an editable Word document and a print-ready PDF, supported by the original Excel sheets. Data, charts and terminology must conform to the standard templates preferred by Indian nationalised banks.
