The Must-Haves (Strict):
100% In-Person & On-Site: Remote is a dealbreaker. Need site visits, coffee-table reviews, and contractor walk-throughs.
Phase 1 (Concepts): Exact on-site measurements, mood boards, and realistic 3D visuals.
Phase 2 (Technical): Detailed 2D working drawings (carpentry, electrical, ceiling, modular kitchen) and a clear Bill of Quantities (BOQ).
