I have several residential tracts around metro Atlanta that need quick, accurate preliminary land plans. For each parcel I will forward the survey, GIS layers, and any known constraints; within 48 hours I expect a CAD-based concept showing the realistic lot yield and the key civil features that make it work.

Your first step is always the code check. Every assignment calls for a line-by-line review of the local ordinance—density limits, required setbacks, buffer widths, and any other zoning language that governs the site. With those numbers in hand you will:

• lay out buildable lots and internal streets,
• pinpoint an efficient detention pond location tied to the topography, and
• trace a gravity-friendly route to the nearest public sewer.

Deliverables per site
• AutoCAD / Civil 3D file of the concept plan
• PDF exhibit suitable for discussion with staff and partners
• One-page summary of lot count, zoning citations, and design assumptions

Experience with Georgia municipal codes and residential site planning is essential; familiarity with Atlanta, Fulton, DeKalb, Cobb, Cherokee and Gwinnett review procedures will let you move fast.
