Project Overview
I am seeking an experienced Architectural Designer or Architect to prepare a high-quality planning application package for a proposed one-off rural dwelling in County Meath, Ireland.
The proposed dwelling will be approximately 100m² and must be designed in accordance with:
• Meath Rural House Design Guide.
• Meath County Development Plan.
• Irish Building Regulations.
• EPA wastewater treatment requirements.
• Meath County Council planning and roads standards.
I will provide rough concept sketches and layout ideas. These should be considered preliminary concepts only.
The successful candidate will be expected to:
• Refine and optimise the internal layout.
• Improve the architectural design and external appearance.
• Ensure compliance with planning and building regulations.
• Produce a professional drawing package suitable for planning submission.
• Demonstrate strong alignment with the Meath Rural House Design Guide.
The objective is to create a design that has the strongest possible planning case while maintaining excellent design quality and rural character.

Scope of Services
Develop the proposed dwelling from initial concept sketches into a planning-ready design.
The design should demonstrate:
• Appropriate rural proportions and scale.
• Traditional Irish rural architectural character.
• Suitable roof pitches and building form.
• Appropriate window-to-wall ratios.
• Sensitivity to the surrounding landscape.
• High-quality external appearance.

• OSI-compliant Site Location Map suitable for planning submission.
• Site clearly outlined in accordance with planning requirements.

A fully detailed site plan showing:
• Position of proposed dwelling.
• Domestic garage.
• Existing and proposed boundaries.
• Driveway.
• Entrance location.
• Native landscaping and boundary treatment.
• Wastewater treatment system, I have this test completed.
• Percolation area.
• Surface water drainage arrangements e.g soakaway.

Ground Floor Plan
Including:
• Dimensions.
• Room names.
• Floor areas.
• Window and door locations.
• Internal layouts suitable for planning submission.

Including:
• Finished floor levels.
• Roof pitch and ridge height.

Including:

• Native tree planting.
• Boundary treatments.
• Screening proposals.

Landscape Layout Plan
Detailed planting and landscape plan suitable for planning submission.

Proposed Entrance Design
Including:
• Entrance plan.
• Entrance elevation.

• Boundary hedgerow treatment.
Sightline & Visibility Splays Drawing
Detailed drawing demonstrating compliance with:
• Meath County Council Roads Standards.
• Current Irish sightline requirements.

Provide a concise planning statement demonstrating compliance with the Meath Rural House Design Guide, specifically addressing:
• Site selection.
• Siting.
• Scale.
• Form.
