I am looking for an experienced architect, residential designer, or draftsperson who can begin immediately and turn around a permit-ready architectural plan set very quickly for an existing attached ADU in Hawthorne, California. The current “casita” is attached to the main house and I have already obtained permits to remodel the existing house. No plans are needed for the main house-part of the project.
PROJECT BACKGROUND
The ADU structure already exists and was originally permitted and built as an addition in the 1980s. No square footage is being added to or removed from the ADU; I am only seeking to formalize its use. The plans that were submitted at the time of the addition are attached.
When the permitted addition was built in the 80’s it included:
• Living area
• Bedroom
• Bathroom
However, the original permit did not include a formal kitchenette or separate entry configuration, so the space is not currently recognized as an independent dwelling unit. These plans will formalize this.
The goal of this project is to prepare the architectural and supporting plans necessary to formalize the existing space as an ADU.
REQUIRED PLAN SET
Unincorporated LA County has indicated that the submittal will need to include approximately the following:
• Site plan
• Existing and proposed floor plans
• Exterior elevations
• Framing / structural information as required
• Electrical plan
• Plumbing plan
• Mechanical plan
• Title 24 documentation
• Other typical notes/details necessary for permit submission and plan review
WHAT IS ALREADY AVAILABLE
This is not a project starting from a blank sheet of paper.
I already have:
• The original permitted architectural plans from the 1980s (this gives the dimensions for the site plan and roof line only)
• A floorplan of the existing main house and addition/ADU that I created in a program called RoomSketcher.
• The proposed floorplan that closes the door between the 2 units and shows where the kitchenette will be located. Also drawn in RoomSketcher.
• Dimensions and photographs of the property
• The ability to provide additional photographs, measurements, angles, and field information very quickly
• A clear concept for the final layout
I essentially need someone who can take the information I have already assembled and translate it into a professional, code-appropriate permit plan set that the jurisdiction can review.
Turnaround Is Extremely Important
This is a rush project.
I am specifically looking for someone who has the bandwidth to start immediately, rather than adding the project to a queue for several weeks.
Please include in your proposal:
1. Your experience preparing residential ADU or conversion plans in California
2. Any experience working with Los Angeles County or jurisdictions in the Los Angeles area
3. Whether you can prepare or coordinate Title 24 documentation
4. Whether you can provide the architectural, electrical, plumbing, mechanical, and framing information needed for a complete submittal
5. Your earliest possible start date
6. Your estimated turnaround time for the first permit-ready plan set
7. Examples of similar permit sets you have completed
8. Your proposed fixed fee or estimated project cost
I am available to provide the existing plans, proposed floor plan, photographs, measurements, and other project information immediately.
Priority will be given to candidates who have relevant California residential permitting experience and can begin work right away.
