Airbnb & Booking.com Listing Optimization Specialist

We are looking for an experienced Airbnb and Booking.com listing optimisation specialist to review and optimise our existing short-term rental listings in Melbourne, Australia.

We currently manage multiple furnished apartments across Southbank and Melbourne CBD and want to improve listing visibility, search ranking, click-through rates and ultimately increase bookings and occupancy.

Scope of Work

The successful freelancer will review our existing Airbnb and Booking.com listings and provide practical recommendations covering:

Listing titles, descriptions and overall content
Airbnb and Booking.com search visibility/SEO
Cover photo selection and photo sequencing
Amenities, features and listing attributes
Pricing presentation, discounts and promotions
Minimum-stay and booking restrictions
Cancellation and booking settings where relevant
Competitor analysis against comparable properties in our market
Opportunities to improve click-through and booking conversion
Identification of missing or underutilised listing features
Recommendations to improve overall listing performance

We are not simply looking for someone to rewrite our descriptions. We want someone who understands how Airbnb and Booking.com platforms work and can identify the factors that may be limiting visibility or conversion.

What We Are Looking For

Ideally, you will have:

Proven experience optimising Airbnb and Booking.com listings
Strong understanding of short-term rental platforms and ranking factors
Experience analysing competing listings and local markets
Knowledge of STR pricing, promotions and booking strategies
Examples of listings you have previously optimised
Evidence of measurable improvements achieved for previous clients

Experience with PriceLabs and Hostaway would be an advantage.

Please include examples of your previous Airbnb/Booking.com optimisation work and briefly explain how you would approach auditing an existing listing before making recommendations.

We would initially like to optimise a small number of listings. If the results are successful, there is potential for ongoing work across our portfolio.
