AI Platform for Distressed Deals

I’m ready to invest in a custom AI-driven platform that takes a distressed real-estate lead from raw data all the way through a signed purchase agreement—always targeting properties in pre-foreclosure, tax delinquency, or other high-motivation situations so we can acquire them well below market value.

Core capabilities I need
• Data ingestion and enrichment: pull fresh owner and property details from public records, mainstream real-estate databases, and any relevant third-party APIs. The system must de-duplicate records, flag high-priority leads, and keep the data refreshed automatically.
• Predictive identification: use machine-learning models to score which owners are most likely to accept a discounted cash offer. Transparency on the factors driving each score is important so I can tweak my acquisition criteria.
• Multi-channel outreach: once a lead is approved, the platform should launch pre-configured SMS, e-mail, ringless voicemail, and postcard campaigns, then track every touchpoint in one timeline.
• Conversation automation: integrate a GPT-style conversational agent that can handle routine seller questions and book calls into my calendar while handing complex threads off to me or my acquisitions manager.
• Negotiation & contract workflow: auto-populate offer numbers, generate state-specific purchase agreements, route them for e-signature, and store everything in a secure deal folder.
• Deal pipeline dashboard: Kanban or similar view showing lead → offer → under contract → closed, with projected profit and time to close calculations.
• Mobile first: a companion app for both iOS and Android so I can review comps, fire off messages, or sign docs on the go.

Acceptance criteria
1. End-to-end demo that starts with raw data import and finishes with a signed test contract.
2. Accuracy metrics for lead scoring and outreach delivery provided in a written report.
3. Source code, model notebooks, and setup scripts delivered in a private repository with clear README.
4. Deployment documents for both cloud hosting and App Store / Play Store submission.
