Architect (M.Arch) Required to Develop Approved Schematic Masterplan into Detailed 3D Architectural Model

Although the overall site is approximately 17.5 ha, the estimated architectural building component is only approximately 3,000–4,500 m². The masterplan, zoning and principal site circulation have already been established.

Project Brief

I am looking for an experienced Architect, preferably M.Arch qualified, to develop an existing schematic masterplan for a Mixed-Use Agriculture Development in Botswana into a coherent, high-quality 3D architectural/site model.

The masterplanning concept has already been substantially developed in Revit. The site boundary, land-use precincts, approved accesses, internal circulation hierarchy, agricultural area and overall planning principles have been established.

This is not a request to start the masterplan from scratch.

The selected architect will take the existing schematic planning concept and develop the individual precincts into convincing architectural forms while maintaining the planning logic already established.

Development Components

The development currently includes:

Commercial precinct: supermarket, retail shops, food court and associated parking/service areas
Hotel / hospitality component
Fuel station
Truck Inn / articulated truck parking
Agro-processing, packhouse and cold-room facilities
Abattoir / livestock-processing facility
Agricultural production fields
Biodigester / service infrastructure
Water harvesting / stormwater feature
Owner's farm residence
Landscaping, buffers and internal road circulation
Scope of Work

The architect will be expected to:

Review the supplied Revit schematic masterplan and planning principles.
Retain the established site zoning, access points and overall circulation strategy, unless a minor adjustment is necessary for architectural functionality and is discussed first.
Develop appropriate building footprints, forms and architectural massing for each precinct.
Develop the Commercial precinct with supermarket, retail, food court, parking, pedestrian areas and loading/service arrangements.
Develop an appropriate hotel concept including arrival/drop-off, guest parking, landscaped areas and outdoor amenities.
Develop realistic layouts/massing for the fuel station and truck facilities.
Develop credible agro-industrial architecture for the processing/packhouse/cold-room precinct.
Develop the abattoir concept with clear functional consideration for clean/dirty circulation, livestock/service areas and associated infrastructure.
Improve the overall site with landscape buffers, trees, pedestrian areas, agricultural fields and other site elements.
Produce a coordinated 3D masterplan model suitable for high-quality presentation and rendering.

The design should respond to the project's established principles including:

separation of public/light vehicles from heavy/service traffic;
A2 highway commercial frontage;
access from both A2 and Sese Road;
predominantly east-west building orientation where practical;
prevailing winds from the east and north;
separation/buffering of odour-, noise- and service-intensive uses from public/hospitality areas;
retention of agriculture as the dominant land use;
practical loading, parking and service circulation;
Botswana climatic conditions and architectural character.
Required Deliverables

At minimum I would like:

Developed 3D site/masterplan model
Developed architectural massing for all major buildings
Roof forms and basic façade articulation
Site roads, parking and hardscape
Landscaping / tree buffers
Agricultural-field representation
Key site amenities
Coordinated aerial/bird's-eye 3D views
Several human-eye-level exterior views
Render-ready model
Native editable model files

Revit is preferred for the main architectural model. Please state the Revit version you work with and any rendering software you propose to use.

At this stage I am not requesting full construction documentation or detailed MEP/structural design. The priority is a professionally resolved architectural concept and 3D masterplan suitable for client presentation and the next design stage.
