Accurate PDF Re-Typing for Analysis

I have a PDF that runs well beyond fifty pages and I need every line of it re-typed exactly as it appears so I can feed the text into my data-analysis pipeline. The document includes headings, sub-headings, bolded notes, and other special formatting that must be preserved one-to-one; any deviation will break my scripts later on.

Please work directly from the original file and deliver the final text in an editable format—Word is ideal—as well as a plain-text export. Accuracy is paramount: spelling, punctuation, and line breaks must match the source, and all formatting cues need to stay intact. I will spot-check several random sections before sign-off, so think of this as a zero-error task.
