Accessible Home Redesign & 3D Visualisation

I require an experienced architectural designer and 3D visualisation specialist to redesign the internal layout of a residential property using the supplied dimensioned floor plans.

This is primarily an internal-layout project. The designer must work accurately from the existing drawings and dimensions.

The following must remain exactly as shown:

* External walls and overall building footprint
* Existing rear extension
* Windows and external doors
* Existing staircase position
* Balcony/terrace
* Roof arrangement

The external appearance is not being redesigned, but it must be accurately reproduced within the final whole-house 3D model.

ACCESSIBILITY REQUIREMENTS

The property requires a highly accessible and wheelchair-friendly internal layout.

The proposed ground floor should include:

* Two spacious wheelchair-accessible bedrooms
* A private accessible wet-room/en-suite for each bedroom
* Adequate space for wheelchair transfers and assistance
* Provision for ceiling-track hoists between each bedroom and en-suite
* Wide internal openings
* Sliding or pocket doors where appropriate
* Generous wheelchair turning and circulation areas
* Accessible storage and equipment-charging space
* A suitable wheelchair-lift location while retaining the existing staircase
* Accessible kitchen, dining and family areas
* Level and unobstructed movement throughout the property
* Level access to the garden
* A flexible guest, carer, therapy, sensory or additional bedroom if space permits

The remaining bedrooms, bathrooms and family accommodation should be arranged efficiently on the first floor.

The design should consider:

* Wheelchair turning circles
* Clear door openings
* Bed-access and transfer zones
* Carer-assistance space
* Accessible bathroom equipment
* Appropriate WC and shower positions
* Washbasin knee clearance
* Reinforced wall areas for grab rails
* Low-level or adjustable kitchen work areas
* Reachable switches, sockets, storage and controls
* Wheelchair lift dimensions and landing space
* Ceiling-hoist routes and structural requirements
* Safe and practical circulation throughout the house

2D DESIGN DELIVERABLES

The appointed designer should provide:

1. Two or three alternative internal-layout options
2. Dimensioned ground-floor plans
3. Dimensioned first-floor plans
4. Furniture layouts
5. Wheelchair turning-circle and movement layouts
6. Detailed accessible-bedroom arrangements
7. Detailed accessible wet-room layouts
8. WC, shower, basin, hoist and carer-assistance positions
9. Recommended internal door widths and opening arrangements
10. Proposed wheelchair-lift location and spatial requirements
11. Ceiling-track hoist routes
12. Accessible kitchen layout
13. Schedule of internal walls and doors to retain, remove or construct
14. Final approved layout in PDF
15. Editable CAD files in DWG or DXF format

FULL 3D HOUSE MODEL

A complete and accurately scaled 3D model of the entire property is required.

The model must include:

* Entire ground floor
* Entire first floor
* All rooms, corridors and circulation spaces
* Existing exterior appearance
* Existing rear extension
* Roof arrangement
* Balcony/terrace
* All windows and external doors
* Existing staircase
* Proposed wheelchair lift
* Accessible bedrooms and wet rooms
* Ceiling-hoist tracks
* Accessible kitchen elements
* Furniture, fitted storage and sanitary equipment
* Proposed lighting, finishes and materials
* Garden relationship and level-access routes

The full 3D model should demonstrate how all rooms, floors and accessible routes work together. Isolated room models will not be sufficient.

3D FLOOR PLANS AND CUTAWAY VIEWS

Please provide:

* Furnished 3D ground-floor plan
* Furnished 3D first-floor plan
* Whole-house isometric view
* Roof-off cutaway view
* Sectional or dollhouse views demonstrating both floors
* Views showing wheelchair circulation and turning spaces
* Views showing the relationship between bedrooms and en-suites
* Views showing the lift connection between both floors

PHOTOREALISTIC INTERIOR VISUALS

High-quality interior renders should include:

* Accessible kitchen
* Dining area
* Main family/living area
* Lounge
* Both accessible bedrooms
* Both accessible wet-room en-suites
* Main entrance and circulation area
* Wheelchair-lift and staircase area
* Flexible guest/carer/therapy room
* Principal bedroom
* First-floor landing and family bathroom

Please include at least two viewing angles for each principal room.

The renders should show:

* Realistic furniture
* Proposed colours and finishes
* Flooring
* Lighting
* Fitted storage
* Accessible kitchen features
* Bathroom equipment
* Ceiling-hoist tracks
* Wheelchair clearances
* Realistic movement and transfer space

EXTERIOR VISUALS

Although the exterior design must remain unchanged, the following should be included as part of the complete 3D model:

* Front exterior view
* Rear exterior view
* Views from both sides
* Existing extension
* Balcony/terrace
* Roof arrangement
* Garden and level-access relationship
* Daytime exterior renders
* Evening exterior renders

3D WALKTHROUGH

Please provide a high-resolution walkthrough video covering:

* Entrance into the property
* Ground-floor circulation
* Both accessible bedroom suites
* Wet rooms
* Kitchen, dining and family area
* Lounge
* Wheelchair-lift area
* First-floor accommodation
* Balcony/terrace
* Rear garden connection

The walkthrough should clearly demonstrate the proposed layout and accessibility throughout the complete house.

FINAL FILES REQUIRED

Please supply:

* Final PDF drawing pack
* High-resolution JPG or PNG renders
* Walkthrough video in MP4 format
* Editable DWG or DXF drawings
* Editable native 3D model
* Exported 3D model in a commonly usable format
* All final material and texture files
* Any linked model assets required to open the project correctly

Please confirm which software will be used, such as:

* AutoCAD
* Revit
* Archicad
* SketchUp
* 3ds Max
* Blender
* Enscape
* Lumion
* Twinmotion

IMPORTANT REQUIREMENTS

The design must follow the supplied footprint and dimensions precisely.

I do not want:

* A generic rectangular concept
* Changes to the external footprint
* Relocation of windows or external doors
* Relocation of the existing staircase
* Simple labels or coloured annotations placed over the existing drawing
* Isolated room renders without a complete coordinated house model

The successful freelancer should have demonstrable experience in:

* Accessible residential design
* Wheelchair-friendly homes
* Occupational-therapy-led adaptations
* Accessible wet rooms
* Residential space planning
* Architectural CAD
* Photorealistic 3D visualisation
* Whole-house walkthrough animation
