80-Acre Villa Masterplan

I have 80 acres (soon to reach 100) that I want turned into a clear, build-ready masterplan for three separate villa communities. Each community must sit on its own 25–30 acre parcel, all linked by a primary road that enters directly from the highway, weaves through the site and branches off to each parcel.

Every parcel is envisioned for modern villas only—clean lines, generous setbacks, plenty of light and private outdoor space. Please organise the lots so each development can operate independently yet still read as part of one overall estate.

A fourth parcel of about 3 acres, positioned centrally for equal access, is reserved for a sports clubhouse. Its layout should comfortably accommodate fitness and gym spaces, outdoor sports fields and indoor recreational activities, so think about parking, noise buffering and short pedestrian links from all three villa projects.

I need a refined masterplan that shows:
• Scaled site plan with north arrow, road hierarchy and parcel boundaries
• Typical villa lot arrangement, green corridors and utility easements
• Clubhouse footprint and surrounding sports areas
• Expansion strategy for the additional 20 acres we expect to secure

Additional Details:
- 3 x 25-30 Acre Parcels for Villa Projects (Each parcel will be its own project)
- 1 x 3-5 Acre Parcel for Sports clubhouse area for housing sports facilities, etc.

Please deliver a presentation-ready PDF plus the fully editable CAD (dwg/dxf) or GIS file so our engineers can take it straight into permitting. A brief written rationale explaining key design moves and phasing will help us present to stakeholders.
