50K Mixed-Use Investment Blueprint

I’m putting together an investment plan for a mixed-use property purchase with roughly $50,000 in available capital. What I need is a clear, data–driven set of financial projections that allows me to see—at a glance—whether the deal truly pencils out.

Please base the work on realistic market assumptions for comparable mixed-use assets and show exactly how the initial 50K will be deployed, recovered, and grown over time. I’m most interested in three core statements:

• Revenue forecast – broken down by residential and commercial components, including expected rent escalations.
• Expense forecast – operating costs, vacancy allowances, financing costs, and any reserves.
• Cash-flow statement – month-to-month for the first year and annual roll-ups for years 2-5.

Use spreadsheet software such as Excel or Google Sheets so I can tweak variables later, and accompany the numbers with a brief narrative that explains your key assumptions. If you already have a proven pro-forma template for mixed-use deals, feel free to adapt it—speed and clarity matter more than fancy design.

I’ll review the projections against current cap rates and debt terms; if the numbers check out, I may ask for follow-up sensitivity scenarios, so keep formulas intact.
