3D Model From 2D Drawings

I have a complete set of 2-D house plans and I now need them translated into a clean, accurate 3-D model. The emphasis is on a basic layout: walls, floors, roof lines, window and door openings, plus enough structural detail to understand flow and proportion—no interior furniture or décor at this stage.
Alongside the conversion, I want to explore a few additions to the current footprint. I have not locked these down yet, so I’m open to your design ideas for possible new rooms, a garage extension or upgraded outdoor space. Once we agree on which option (or options) works best, those elements will be folded into both the 2-D drawings and the 3-D model.
The final deliverable must be a single, well-organized 3-D PDF that I can rotate and review on any computer without special software. If you prefer to model in SketchUp, Revit, AutoCAD, or another package first, that’s fine as long as the exported 3-D PDF meets the following acceptance criteria:
• Every existing dimension from the original plans carries over exactly.
• Added spaces integrate seamlessly with correct wall thicknesses, roof pitches and floor heights.
• File opens in Adobe Acrobat with no missing textures or geometry errors.
• Layer naming is logical so future consultants can isolate foundations, framing, roof, etc.
Please let me know your preferred modelling tool, estimated timeframe for the initial 3-D draft, and how many design iterations on the proposed additions you include in your fee.
