3D Architectural Interior Rendering/Visualization

Professional 3D Architectural Interior Rendering – Accurate to Scale from Existing Floor Plan

I am looking for an experienced architectural 3D designer/visualiser to take my completed architectural floor plan and create a fully furnished, highly realistic 3D model and professional renders of the entire property.

This is NOT an AI image-generation job. I do not want AI-generated concepts that approximately resemble the floor plan. The property must be properly modelled in professional 3D software using the measurements provided on the architectural drawing.

The finished model needs to accurately represent the dimensions, walls, doors, windows, bathrooms, kitchen and other architectural elements shown on my supplied plan. Furniture, cabinetry, appliances and fixtures must also be realistically sized and to scale.

Design Style & Requirements

The overall interior should be very modern, luxurious, minimal and sleek, using primarily black, white and natural wood tones.

I want recessed/hidden LED strip lighting running around the ceiling perimeter/border of each room, creating a modern indirect lighting effect.

Specific requirements include:

* Living area: Custom built-in TV cabinetry/wall unit designed specifically around a 75-inch television. It should look integrated into the architecture rather than simply placing a TV cabinet against the wall.
* Kitchen: High-end contemporary design with poly/gloss cabinetry, marble or marble-look benchtops, modern integrated appliances and clean lines.
* Bathrooms: Both bathrooms should receive complete modern designs, including cabinetry/vanities, mirrors, lighting, shower areas, toilets, fixtures and appropriate storage. Continue the black/white/wood + marble design language.
* Bedrooms: Fully furnished and realistically proportioned, with modern beds, bedside tables, wardrobes/storage and lighting.
* Living/dining: Fully furnished with properly scaled sofa, dining setting, cabinetry and other appropriate furniture.
* Lighting: Realistic architectural lighting throughout, with particular attention to the perimeter recessed/indirect ceiling lighting.

Accuracy is extremely important

The supplied architectural plan is the basis of the project. Do not alter the building layout or dimensions simply to make the renders look better.

All major elements should be modelled according to the dimensions shown on the plan. Furniture needs to be selected and positioned based on the actual available space, so the final model can genuinely be used to understand how the finished property will look and function.

Deliverables

I require:

1. Complete, accurately scaled 3D model of the property
2. Fully designed and furnished interior
3. High-resolution photorealistic renders of EVERY room
4. Multiple useful camera angles for the larger rooms
5. Individual renders of both bathrooms
6. Detailed renders of the kitchen
7. Detailed renders showing the 75-inch TV and custom built-in cabinetry
8. Renders clearly demonstrating the ceiling/LED lighting design
9. At least one 3D overview/bird’s-eye view of the entire property
10. Original editable 3D project/source file supplied at completion

Please state which software you use — 3ds Max, Corona, V-Ray, SketchUp, Revit, Blender, Lumion, D5, Enscape or equivalent professional architectural software.

When Applying

Please send examples of actual architectural/interior visualisation work you have personally completed, preferably modern apartments/houses, kitchens and bathrooms.

I am specifically looking for someone who understands architectural accuracy as well as interior design. Beautiful renders alone are not enough—the model needs to correspond accurately with the supplied measurements.

Please do not apply if your process consists primarily of generating AI images from the floor plan.

The goal is a construction-realistic, professionally modelled representation of this exact property, with a very high-end, sleek black, white, marble and natural wood aesthetic.
