PROJECT TITLE
Scan-to-BIM / Revit Expert Needed – Convert 360° Survey Data into an Editable As-Built Revit Model
PROJECT OVERVIEW
We are looking for an experienced Scan-to-BIM specialist or Revit BIM modeler to help us convert our existing 360° building survey data into accurate, editable as-built models in Autodesk Revit.
This project will begin with a paid pilot using one completed building survey. If the pilot is successful, there is potential for ongoing work involving multiple properties.
OUR CURRENT SURVEY PROCESS
We document buildings using a 360° camera mounted on a tripod.
A 360° panorama is captured approximately every 1.5–2.5 metres throughout the property. The images are then stitched and connected to create a complete virtual walkthrough of the building.
After post-production, we currently have:
* Stitched 360° panoramic images
* A connected virtual walkthrough
* A measured 2D floor plan
* Individual panorama positions
* X, Y and Z coordinates for each panorama
* Rotation/orientation values for each panorama
* A simplified 3D scene or proxy geometry created during post-production
* Visual documentation of both internal and external areas
The current 3D information appears to be used for positioning, navigation and visualisation. It may not be a conventional LiDAR point cloud or a complete metric 3D mesh.
The available export formats have not yet been fully confirmed. Part of the initial assignment is therefore to inspect our source data and determine what can be used directly.
OUR OBJECTIVE
We want to create an accurate as-built BIM model of the surveyed property in Autodesk Revit.
The final Revit model must consist of native, editable Revit elements. We do not only want a point cloud, imported mesh or static 3D object placed inside Revit.
Depending on what is visible and measurable in the source material, the model should include:
* Building levels and storeys
* External and internal walls
* Floors and floor structures
* Ceilings
* Roof geometry
* Doors
* Windows
* Stairs
* Openings
* Columns and other visible structural elements
* Relevant fixed building components
* Correct room dimensions and heights
* Basic room names or classifications where available
The intended model level is approximately LOD 200–300, but the final level of detail and achievable accuracy must be agreed upon after the source data has been reviewed.
SCOPE OF WORK
The selected freelancer will be responsible for:
1. Reviewing a sample dataset from one completed survey.
2. Determining what geometric and measurement data is available.
3. Identifying whether the system can export any of the following:
* E57
* RCP or RCS
* PTS, XYZ or LAS point cloud
* OBJ, FBX, GLB or another mesh format
* DWG, DXF, SVG or another floor-plan format
* Original equirectangular 360° images
* Camera coordinates and orientation data
* Depth maps or other depth information
4. Recommending the most reliable workflow for creating the Revit model.
5. Importing or linking usable point-cloud, mesh, floor-plan or coordinate data.
6. Creating the building as native Revit elements.
7. Using the 360° walkthrough as visual reference throughout the modeling process.
8. Checking dimensions, elevations, alignment and coordinate consistency.
9. Clearly identifying any areas that cannot be modeled accurately from the available source data.
10. Documenting the expected model tolerance and any assumptions made.
IMPORTANT TECHNICAL DISTINCTION
We currently refer to our projects as “3D scans,” but the source material may primarily consist of spatially positioned 360° panoramas, a measured 2D floor plan and simplified 3D navigation geometry.
We therefore do not expect applicants to assume that an automatic one-click conversion to Revit is possible.
If a usable point cloud is available, it may be processed through Autodesk ReCap and used as the geometric reference in Revit.
If no point cloud or detailed mesh is available, the model may need to be created manually using the measured floor plan, panorama positions, known dimensions and visual information from the 360° walkthrough.
The freelancer must be able to explain which parts of the process can be automated and which parts require manual Revit modeling.
PILOT DELIVERABLES
For the first pilot property, we expect:
* A technical assessment of the supplied dataset
* A written recommendation for the best Scan-to-BIM workflow
* One complete native and editable Autodesk Revit model
* Delivery as an RVT file in an agreed Revit version
* IFC export
* Relevant floor plans, elevations and sections
* A list of assumptions and unidentified elements
* A short quality-control report
* Documentation of the expected dimensional accuracy
* All linked source files required to open and use the model
The Revit model must not contain unresolved or unavailable external file references.
WHAT WE DO NOT WANT
* A simple 3D mesh imported into Revit and presented as a completed BIM model
* A point cloud without native Revit elements
* An uneditable model
* Dimensions estimated without being clearly marked
* Hidden building structures invented from visual information
* A generic automated conversion without manual quality control
* Applicants claiming full automation before reviewing the actual data
REQUIRED EXPERIENCE
Applicants should have documented experience with:
* Autodesk Revit
* Scan-to-BIM workflows
* As-built BIM modeling
* Autodesk ReCap or similar reality-capture software
* Point clouds and 3D mesh data
* 360° panoramic building documentation
* Creating accurate Revit models from imperfect or combined source data
* IFC export and BIM quality control
Experience with photogrammetry, computer vision, Revit API development or automated BIM workflows will be considered an advantage.
POTENTIAL LONG-TERM OPPORTUNITY
The pilot is intended to establish a repeatable production process.
After a successful pilot, the assignment may develop into:
* Ongoing conversion of building surveys into Revit models
* Development of templates and modeling standards
* Optimisation of the Scan-to-BIM workflow
* Partial automation of repetitive tasks
* Integration between our existing platform and Revit
* Revit API or IFC-based development
