I need a complete set of floor-plan drawings for a new 3 500 sq ft, four-bedroom, four-bath home in a Transitional style. The design must also integrate a three-car garage that connects cleanly with the main living areas.
What I expect
• Main and upper (if any) floor layouts with clear room dimensions
• Garage plan showing vehicle bays, storage zones and entry into the house
• Door, window and wall schedules adequate for a builder to quote from
• Deliverables in PDF for quick viewing and a DWG (or comparable CAD) file for my local architect/engineer to edit later
Key points to keep in mind
• Transitional style: blend of modern openness and traditional warmth—balanced façades, simple rooflines, and limited ornamental detail
• Four bedrooms must include a primary suite separated from secondary bedrooms for privacy
• Four full baths: one dedicated to the primary suite, at least one Jack-and-Jill or hall bath for secondary rooms, plus a powder/guest bath near common areas
• Overall heated area should stay within 3 500 sq ft (give or take 5 %)
