The site is a flat 10 m × 10 m lot along Anak Pawis, San Juan, Cainta, and I want it turned into a straightforward, four-wall structure that will house a small eatery. My vision is clear and intentionally simple:
• Structure: reinforced-concrete shell—slab, columns, and beams—finished in raw, industrial style.
• Interior: completely open-plan so cooking, counter service, and seating share one undivided space; plumbing only needs to serve a back-corner wash area and a customer restroom.
• Footprint: maximise the full 100 m² while respecting Philippine building code setbacks and local ordinance.
Deliverables I need from you:
1. Signed architectural, structural, electrical, and plumbing drawings (AutoCAD or Revit native files plus PDFs) ready for municipal permit filing.
2. Materials take-off and cost breakdown so I can track concrete, rebar, roofing, electrical runs, and basic finishes.
3. Actual construction of the shell up to waterproofed roof, door and window openings prepared for later fit-out.
4. Weekly progress photos, on-site logbook, and a final as-built set.
Because coordination is critical, only professionals or small crews who can be physically present in Cainta should respond.
